A new 'instant suburb' for Sydney

Instant suburbs continue to pop up across Sydney and it’s a phenomenon with, seemingly, no end. These ‘suburbs’ can transform dilapidated regions of Sydney into thriving communities and now the city is about to welcome another, Darling Square.

Darling Square joins a lineup of existing instant suburbs including Harold Park, Central Park, Green Square and Walsh Bay. However, they have often garnered mixed reviews.

Lord Mayor of Sydney, Clover Moore, views these new neighbourhoods as a way to plan and absorb population growth. What’s more, she mentions that residents see value in the different identifiers of each suburb. She says, “Residents are proud of what makes their neighbourhoods distinctive and that includes established localities like Glebe and new and growing communities like Green Square.”

“Areas like Green Square, Central Park and Harold Park are all centred on new large green spaces where you’ll now see residents and visitors all year round,” she adds.

Resales in the Harold Park area have shown healthy price gains. A three-bedroom apartment sold this month for $1.85 million, which is a $255,000 increase on the off-the-plan price.

Toby Long, general manager of developer, Mirvac, says “It was a challenging project with green space, a diversity of product, heritage elements and a lot of community consultation and engagement which is vital for making a place work, but I think most people are now pretty appreciative of the result.”

An objector, however, was Jamie Parker, the NSW Greens member for Balmain. He says, “We want to have public housing and affordable housing and housing that reflects the diversity of our community as most of the housing in Harold Park is for people on relatively high incomes.

The next ‘ready-made’ neighbourhood will be Lendlease’s Darling Square, next to Chinatown and Haymarket. It has 1500 apartments housing 4200 people, student accommodation. The remaining retail spaces open next month.
