Maroochydore in QLD is set to gain 2000 new apartments

Planning for 2,000 more apartments in Maroochydore has been given the green light by the QLD state government.

The approved number of apartments has been increased to 4,000 from the previously announced number of 2,000 which will provide housing thousands of new residents as the Maroochydore City Centre booms.

The decision also includes increasing maximum building heights to allow for more growth and sets out new rules for access to natural light.

The Maroochydore Priority Development Approval zone was announced in 2013 and will position the suburb as the business, community and employment hub of the Sunshine Coast, and could cost up to $2.1 billion altogether.

As the project takes shape over the next 20 years a high-speed internet cable will be installed underwater, with the advanced technology intended to attract more business and multinational corporations.

Maroochydore’s CBD advancement project currently has four commercial buildings either approved or under construction, including the first private commercial building on the Sunshine Coast to achieve a five-star NABERS energy rating, Foundation Place.

The coast’s first hotel in decades, Pro-Invest’s Holiday Inn Express is being built to reach nine-storeys with 167 rooms and is scheduled to open late 2020.

Evans Long has announced a sustainable office building, with 40 per cent of its 5000 square metres of space already pre-committed by tenants, according to Commercial Real Estate.

According to ShapingSEQ, our South East Queensland Regional Plan, an additional 53,700 dwellings will be needed within Sunshine Coast urban areas by 2041.

Minister for State Development, Manufacturing, Infrastructure and Planning Cameron Dick said the revised scheme will accommodate the Sunshine Coast region’s predicted population growth.

“Maroochydore is ideally placed to deliver more apartment living options for the region, and these changes will enable the city centre to grow and thrive,” Mr Dick said in a statement.

“The recent announcement by Pro-Invest demonstrates the attractiveness of Maroochydore City Centre.”

“It’s exciting to see more investors taking a serious interest in development in this flourishing part of Queensland.”

The priority zone spans approximately 60 hectares, including the site of the former Horton Park Golf Club and land in Dalton Drive, which have both been purchased by the Sunshine Coast Council.

Sunshine Coast Mayor Mark Jamieson said the approval will help council meet urban infill targets set under the SEQ regional plan.

“The increase in residential dwellings from 2000 to 4000 apartments would help our region cater for forecast population growth over the next 20 years,” Mr Jamieson said.

“It will also assist us in pursuing an important objective of locating our region’s growth in areas connected to facilities, services, transport networks and key employment areas.

“Maroochydore City Centre is ideally placed to accommodate some of this forecast growth, so it’s only appropriate it plays its part.

“Momentum and awareness of our new city centre is continuing to grow, and this is a major project that will help shape the Sunshine Coast as Australia’s leading healthy, smart and creative region.”

The proposed Maroochydore City Centre PDA Development Scheme Amendment No. 2 was open to public submissions from 23 November 2018 to 14 January 2019.

45 submissions were received, after which refinements were made to the development scheme to reflect community views.
