Plans are currently on exhibition for an exciting new mixed-use project in Stirling, just 150 metres from Perth’s scenic coastline. The proposed Flora Residences, designed by Space Collective Architects, seeks to blend coastal charm with modern urban functionality.
Located at 118 Flora Terrace in North Beach, the project will transform the site into a five-storey development, combining residential apartments with office tenancies, all while embracing the laid-back aesthetic of its beachside setting.
Perth-based developer Ryan Henderson has steered the project through a series of refinements, following initial pre-lodgement advice to downscale from six storeys to five, and reduce the number of units from 46 to 20 apartments. The revised proposal, approved by the City of Stirling’s Design Review Panel, prioritises spacious living, offering larger apartments with materials inspired by the area’s coastal hues and textures.
The Flora Residences design includes a variety of residential options, from one- and three-bedroom apartments on the ground floor to a three-bedroom, 3.5-bath penthouse with sweeping views on the top level. Complementing these homes is a thoughtfully designed 245sqm office space, as well as shared amenities like a 140sqm communal area that features dining and co-working spaces. With 48 car parking bays, the development promises both convenience and accessibility for residents and workers alike.
This project reflects the broader trend of increased investment in Perth’s residential sector, driven by both private and government support for diverse housing initiatives. The WA Government’s recent push to replace outdated social housing in Stirling with an affordable build-to-rent project highlights a commitment to improving the state’s housing landscape. Meanwhile, Perth’s property market has shown resilience, with home prices rising 0.79 per cent in August, according to Proptrack—Australia’s most robust monthly increase.
Flora Residences is set to be a landmark development, offering a unique blend of residential comfort and workspaces just a stone’s throw from the beach, contributing to Stirling’s evolution into a vibrant, integrated community by the sea.
