The skyline of Epping may soon see a new addition as revised plans for a 21-storey tower have been submitted to the City of Parramatta, bringing the ambitious project one step closer to fruition.
The tower, proposed to be erected on the west side of the Sydney Metro station at 48 Beecroft Road, is a venture led by Double Gold Stone Pty Ltd (DGSM), spearheaded by Steve Sun.
The journey towards this development has been years in the making. Five years after the initial submission of plans for the site, DGSM has presented amended designs in collaboration with architectural firm Dickson Rothschild. These revisions come as a response to evolving needs and opportunities in the area.
The decision to revise the plans follows a statement from the Council highlighting the unprecedented level of redevelopment and growth spurred by the strong housing market since the area was rezoned in 2014. This project stands as a testament to the dynamic nature of urban development in response to market demands.
The proposed tower, initially envisioned with a three-storey podium and 130 residential units, has undergone significant alterations. Notable changes include relocating communal spaces from the podium to the rooftop, introducing five commercial tenancies, and incorporating end-of-trip facilities in the basement. These adjustments align with recent floor space ratio bonuses incentivizing commercial space, reflecting a strategic approach to maximizing the site’s potential.
Despite modifications to the internal layout, the envelope and facade of the tower will remain largely unchanged, preserving the original architectural vision conceived by Woods Bagot. However, these alterations will result in a 9.86 per cent increase in gross floor area, accompanied by a significant reduction of communal space by 73 per cent.
Reports indicate that the Council facilitated this development by selling a parcel of land to the developer within the past 12 months, complementing the portion acquired by DGSM in 2016. This collaborative effort underscores the shared commitment to advancing urban infrastructure and meeting the evolving needs of the community.
“Epping Town Centre has undergone significant intensification, resulting in a loss of commercial space, as a result of substantial shoptop housing development,” the planning report by Mecone said. “To address this issue, the proposed modification seeks to convert the initially designated communal open space within the undercroft on level one to commercial space.”
As the revised plans progress through the approval process, stakeholders eagerly anticipate the potential transformation this towering structure could bring to the vibrant landscape of Epping. With careful consideration of feedback and regulatory requirements, this development holds promise for reshaping the skyline while contributing to the economic vitality of the region.
