In a strategic move to capitalize on the burgeoning hospitality scene in Hamilton, Brisbane-based developer Limitless has announced significant revisions to its plans for The Cullen, situated in the heart of the anticipated 2032 Olympic Games precinct.
The development, located at 5 Hercules Street, is set to transform into a dynamic mixed-use space, catering to both residents and visitors alike.
Originally slated as a 24-storey residential tower boasting 100 apartments, Limitless has responded adeptly to market demands, opting to halve the number of apartments in favor of introducing a 124-key hotel component alongside 50 luxury residences. According to Limitless owner Nick Barr, this strategic pivot fills a notable void in the local hospitality landscape.
The revised plans, meticulously crafted by Plus Architecture, reflect a comprehensive vision for the site’s transformation. Emphasizing functionality and aesthetics, the development will feature 91 car parking spaces across levels 1-3, seamlessly integrated with 811 square meters of communal open space. Notably, the fourth level of the podium will offer an array of amenities including an indoor gym, lounge, meeting rooms, function room, restaurant, pool, and outdoor dining area – catering to the diverse needs of residents and hotel guests alike.
Levels 13-23 will comprise 50 apartments, including 11 one-bedroom apartments, 30 two-bedroom, and nine three-bedroom apartments, all with private balconies connecting main living areas overlooking Hercules and Main Streets.
Significantly, The Cullen’s location within the Portside precinct positions it as a focal point within the broader Olympic Games precinct, with the nearby Athletes Village set to further augment the area’s appeal.
Barr highlighted that the residential component of the project aims to attract affluent downsizers from neighbouring Ascot and Hamilton, offering a mix of one and two-bedroom homes on lower levels, while upper levels will feature three and four-bedroom offerings along with opulent penthouses. This strategic targeting aligns with the growing trend of discerning buyers seeking luxurious, yet convenient living options within established neighbourhoods.
Limitless’s adaptation of The Cullen underscores a proactive approach to urban development, marrying commercial viability with community needs. As Hamilton continues to evolve into a dynamic urban hub, projects like The Cullen are poised to set new benchmarks for integrated, lifestyle-driven developments in the region.
