Ocean Street’s First-of-its-Kind Mixed-Use Tower Approved

The Sunshine Coast’s nightlife hub, Ocean Street in Maroochydore, is set to welcome its first 12-storey mixed-use tower, a bold departure from the area’s traditional low-rise aesthetic. The development, known as El Parasol, will break ground at 15-17 Ocean Street, promising a blend of residential, commercial, and lifestyle spaces tailored to its vibrant surroundings.

Designed by Ferro Chow Architecture, El Parasol combines contemporary design elements with natural materials such as off-form concrete, timber, and rammed earth. These features, complemented by hanging planters and perimeter greenery, aim to create a natural, organic aesthetic that softens the building’s visual impact.

Earmarked for a 2190sq m site, the tower will include 53 two, three, and four-bedroom apartments from levels 3 to 12, positioned above a three-level podium. The podium will house four double-storey office spaces spanning 689sq m and 300sq m of retail and dining offerings at street level. Two basement levels will provide parking.

The third level of the development will feature 655sq m of communal open space, designed to foster a resort-like experience for residents. Amenities will include a pool, outdoor kitchen, dining areas, a gymnasium, cabana seating, a spa, and a sauna.

“The building integrates seamlessly into a vibrant entertainment precinct,” reads a design statement. “The street-level experience is thoughtfully curated … fostering a strong connection between common areas and the lively street. As a nod to its name, El Parasol serves as a metaphorical umbrella, providing shade and shelter in a modern, coastal context.”

The project replaces a previously approved proposal for a larger development spanning two properties. With this revised plan, developers Peter Poli and Glenn Ferguson aim to contribute to the revitalisation of Maroochydore’s city centre while enhancing the area’s housing and amenities.

Town planners Zone Planning Group have lauded the project as a catalyst for further redevelopment, saying, “The impressive contemporary design will stimulate redevelopment of the city centre and contribute to well-designed housing with access to city services and amenity.”

As El Parasol prepares to rise, it marks a significant step in reshaping Ocean Street as a modern, mixed-use destination while preserving its vibrant cultural fabric.
